York Mills Addition

In 2018, The Cinco Team was called to the rescue after a disastrous start to this York Mills project.

The Owners, looking to increase their living space, contracted another company to build a 1600 sqft second floor addition atop their existing bungalow. In the winter of 2017-2018, soon after their project started, they found themselves knees deep in snow and water in a part of the house that was supposed to remain untouched. The previous contractors had removed the roof, exposed the home to the elements, and flooded the basement as a result.

Lucky, Our team was able to jump on this project in short notice and get the project back on track, to what would become a beautiful transformation.

Budget: In 2018 Dollars, This project was completed for an approximate $290,000

Timeline: 6 Months

Fast forward past all the headaches with their initial contractor, our team took over the project in very rough shape. We worked quickly to clean up the site and remove any materials that posed a risk of mold. In the basement we removed all the drywall, carpets, doors and trims.

Within weeks we had framed all the load bearing & partition walls and were getting ready to put on the roof. The homeowners were already working with an interior designer, so our main priority was to ensure that we build a solid, energy efficient structure for them to work with. Once the structure was closed, we installed a Completely new mechanical systems, new electrical and new plumbing. We insulated with spray foam to create an airtight space and installed energy efficient windows & doors in every single opening.

Other parts of the project also included bathrooms, drywall, taping and stucco.

House Framing

The challenge: Working without a roof and little prep time can be a challenging task to pull off. Specially when the wet basement is at risk of growing mould with each day that went by. We quickly arrange the project into stages, with 2 immediate focuses. To close up the structure, and to remove all the damaged areas of the basement, including drywall, carpets, trims and doors.

We needed to get familiar with the plans, the engineers, the city inspectors and the overall project. It was like building a plane while flying it. But through the support and cooperation of the owners and our team, we were able to pull it off.

The Final structure was unrecognizable.

Second floor Addition

Summary:

This project was on track to become a nightmare for these clients, and through hard work, we were able to take control of the project and ensure a successful completion. Our experience and resilience makes us an excellent choice when dealing with large scale projects.
