Designer Rental

In 2016, The Cinco Team was tasked with the challenge of taking this 1920s Home and converting it into a legal duplex in the heart of Church St Village.

The Project was a complex severance of the original home, to create a completely independent unit. The Executive suite, which needed to be equipped with its own dedicated utilities, was intended to create an additional source of income for the owners who were underutilizing the space.

The result, was a spectacular suite in the heart of Toronto that will be leased on a short term

basis, and is expected to generate an approximate $50,000 in annual revenue

Budget: In 2016 Dollars, This project was completed for an approximate $350,000

Timeline: 8 Months

The goal: The Homeowners, contacted The Cinco Team with the idea to take 2 spare bedrooms within their home, and completely recreate the layout to build a 1 bedroom rental suite.

 

In order to meet the city requirements as a duplex, We needed to create a fire separation between the units, and build into the new unit a completely new set of Utilities. This included a new electrical panel, water heater and furnace.

In addition to the utilities, The Cinco Team created a separate entrance by enlarging one of the existing windows into a large door & window combination.

But we could’t just stop at the bare minimum city requirements. We needed to ensure that the unit was both comfortable, and private for the future Tenants. This was achieved by sound proofing all the adjacent walls and ceilings to the original house.

Bedroom Design

The challenge: The owner is a renown designer in Toronto whose style was deeply embedded in the design. So it comes with no surprise that many aspects of the project were unique and complex. Many of which has to be imported from other parts of the world.

 

Many of our final pieces spent time on ships, trains and trucks before they made it to us. All of which added a level of logistical complexity that our team hadn’t experienced before. These Items included cabinets, counters, stairs and structural elements.

Our process was completely out of the ordinary. It involved Mandarin translators, time zone differences, Delivery logistics, and building many aspects of the unit directly from the plans.

And if that wasn’t enough, There were additional challenges that became evident as we teared back the layers of this house. Behind the walls, we found termites, mold, an unstable foundation, and water damage. All of which were addressed prior to continuing.
